Start by getting pre-approved for a mortgage so you know your budget, then connect with one of our local agents. We will guide you through every step: searching, making an offer, inspections, and closing. You can reach us at 706.955.8545 or request a consultation through any page on this site.

Down payments vary by loan type. Conventional loans often require 5 to 20 percent down, while FHA loans can require as little as 3.5 percent. VA and USDA loans may require no down payment for qualified buyers. Our preferred lenders can help you find the right program for your situation.

Pre-qualification is a quick estimate of what you might borrow based on information you provide. Pre-approval is a firmer commitment from a lender after they verify your income, credit, and assets. Sellers take pre-approved offers more seriously, so we recommend getting pre-approved before you start house hunting.

Once you are under contract, closing typically takes 30 to 45 days. The search itself varies: some buyers find a home in a few days, others take several months. Market conditions in the CSRA can move quickly, so being pre-approved and ready to act helps.

Closing costs usually run 2 to 5 percent of the purchase price and cover lender fees, title insurance, appraisal, and prepaid taxes and insurance. Your lender provides a detailed estimate early in the process so there are no surprises at closing.

We strongly recommend a professional home inspection. An inspector evaluates the structure, roof, plumbing, electrical, and HVAC systems, and identifies needed repairs. The inspection gives you leverage to negotiate repairs or price adjustments before closing.

Earnest money is a deposit you make when your offer is accepted to show you are serious about the purchase. It is held in escrow and typically applied toward your down payment or closing costs at settlement. The amount is negotiable and part of your offer.

It depends on your finances and timeline. Selling first gives you a clear budget and avoids carrying two mortgages, but you may need temporary housing. Buying first lets you move on your schedule, but you may need a bridge loan or contingency offer. We can help you weigh both paths.

A contingency is a condition that must be met for the sale to proceed. Common ones include financing, appraisal, and inspection contingencies. They protect you by allowing you to back out and recover your earnest money if the condition is not satisfied.

The Central Savannah River Area, including Augusta, North Augusta, Evans, Martinez, and Grovetown, is shaped by Fort Gordon, a strong medical community, and steady growth. Our agents live and work here every day, so we can tell you which neighborhoods fit your commute, schools, and budget.
