The Short Answer
Both communities sit in Columbia County and share excellent schools, but they appeal to different buyers. Evans leans newer and more established; Grovetown offers more bang for your buck and a faster-growing housing stock.
Housing & Price Points
Evans median home prices hover around $400,000–$450,000, with many neighborhoods built in the last 15 years. Grovetown typically runs $50,000–$100,000 less for comparable square footage, making it attractive for first-time buyers and investors alike.
Schools
Both feed into the Columbia County School District, one of Georgia's highest-rated. Evans clusters around Evans High and Greenbrier High; Grovetown feeds into Grovetown High. All three consistently rank well above state averages.
Lifestyle & Location
Evans centers around the Evans Town Center area with shopping, dining, and the Lady Antebellum Amphitheater. Grovetown sits closer to Fort Eisenhower, making it ideal for military families and commute-conscious buyers heading toward the base.
The Verdict
Choose Evans if you want established neighborhoods, newer amenities, and don't mind paying a premium. Choose Grovetown if affordability, growth potential, and proximity to the base are your priorities.
